Why not Residence?
Residence is cool in that it has lots of advanced features, like economy integration with land ownership, renters, and leasers. These advanced features are handy for a few advanced users, but come at the expense of complexity for ALL users. No player will be safe from grief until he does his homework to understand how the system works and tangles with a pile of slash commands, some of which take more than 3 parameters. Of course there are slash commands to help with the slash commands... but there's nothing in-game to help with THOSE slash commands. To illustrate my point, consider that Woopa Gaming's YouTube tutorial on how to use Residence is half an hour long. Also, a misconfigured claim will result in griefability, so each player better know his grief if he wants to stop griefers from griefing him.
